The first thing you should do is go fish there anonymously before contacting the owner. This gives you an unbiased view that your potential future customers would have. Even take notes of prices and packages.
Also while you're there talk to other fisherman, preferably those that fish at the resort often. Ask them if they like it and what improvements they would like to see.
If you are satisfied with the conditions of the resort, then you might want to consider making an offer to the owner.
That type of resort do you want, freshwater or saltwater? With a saltwater resort, you'll be able to keep it open longer during the year, unless you plan on offering ice fishing for your freshwater resort.
There are fishing resorts for sale all over the country and world, but pick a location that is ideal for the lifestyle you want to live. Once you have your fishing resort, work towards improving it and making it your own, without driving away the current customer base. Only then will you be happy with your investment and new passion!
